Financing Options

Residential Financing

New Fannie Mae requirements allow investors up to 10 residential loans. The CRC has a unique financing system which allows investors who qualify for residential financing to purchase our properties with $0 down and $500 for closing costs for a total out of pocket cost of $500. The requirements for receiving residential financing are:
  • A 700+ credit score
  • Verifiable Income
  • A DTI ratio of 41% or less
  • Currently own less than 10 investment properties

Commercial Financing

Commercial financing is available if you already have more than 10 loans or if you would prefer to put all of your properties under a single blanket loan. Instead of buying a 10-unit apartment building why not buy 10 single family homes? Our home packages compare favorably to apartment buildings:
  • Cap rates of 10% or higher
  • Tenants pay for ALL utilities
  • Purcahse price 75% of market value
  • A flexible exit strategy
The requirements for receiving commercial financing are:
  • Previous experience owning income property
  • 20% available for down payment
  • A 700+ credit score
